Always Use Your Own Realtor

Let’s start with the biggest myth I hear all the time:
“I don’t need a real estate agent if I’m buying directly from a builder.”
Wrong.
 
The builder’s rep works for the builder—not for you. Having your own real estate agent (hi, that’s me!) means someone is in your corner, asking the right questions, reviewing contracts, and negotiating on your behalf—at no cost to you. Seriously, the builder covers the commission.

Expect a Timeline of 6–10 Months (Sometimes More)

In most cases, you’re looking at 6 to 10 months for new construction to be completed, depending on:
 
  • Weather delays
  • Labor or material shortages
  • Change orders or customizations you request
